What Is CAST3
A capital platform, not a project.
CAST3 Development LP was formed to address a structural gap in Alberta's secondary housing markets: growing demand for purpose-built rental housing in communities chronically underserved by institutional developers.
The platform is designed to be repeatable. Standardized building designs, an integrated precast construction system, and established market relationships allow the same 40–80 unit development model to be deployed efficiently across multiple Alberta communities with consistent cost and timeline outcomes.
Unlike single-project vehicles, CAST3 is structured to compound — returning LP capital through CMHC refinancing and redeploying it into subsequent developments, creating a continuous cycle of disciplined development across the Alberta corridor.
Standardized designs and integrated construction reduce per-project risk, execution time, and cost variability across the platform.
Capital, development, and construction are controlled internally — not outsourced to parties with different incentives on cost and timeline.

Platform Structure

Cast3's General Partner is a numbered company held collectively by the three founding organizations. Each partner has a defined mandate with no functional overlap — ensuring clear accountability at every stage of the development lifecycle, without duplication or competing priorities within the platform.
Athalon Development Corp
Responsible for market analysis, site sourcing, acquisition, municipal approvals, development management, and construction oversight. Athalon provides the on-the-ground development capability that converts validated markets into approved, construction-ready projects.
Calnan Real Estate Group
Responsible for investment strategy, LP capital structuring, investor relations, lease-up oversight, long-term property management, and the connection between Cast3 development assets and the CORE Investment Fund. Brings institutional asset management discipline to every stage of the development lifecycle.

Responsible for the structural manufacturing system that underpins Cast3's cost and timeline advantages. Manufactures structural concrete panels at their Western Canada facility, providing the platform with supply chain control that conventional developers cannot replicate through third-party procurement.

Co-founder of Athalon Development Corp, Mike brings over 15 years of leadership across complex, multi-disciplinary infrastructure and capital projects. As a Professional Engineer with an MBA and PMP designation, Mike leads site acquisition, development approvals, and construction coordination for Cast3.
